- What are the association dues and what does it cover?
- Dues may be reassessed to cover more services
- $1,000 year and will cover the following
- Limited dock maintenance
- Common area maintenance

- Lawn maintenance
- Possibly Garbage
- Is there weed control for the lake? Who pays for it?
- Yes, and it is assessed in your yearly taxes based on your taxable value of your home
- What will the common areas include?
- 10' to 12' sound deadening ply wall along Tee-Bonez side along lot line with plantings
- Opposite lot line nicely landscaped
- Center court yard, walking path, and plantings
- Boardwalk along lake to maximize views & lake use
- Docks which are assigned to each unit
- Can I bring my own builder?
- No, at this time we are only allowing our builder to build the homes. We feel this will help maintain continuity throughout Cottage Cove
- What is the building time frame?
- Lots must be closed within 90 days & construction on homes must be started within 1 year of lot closing & completed within 2 years
- How much is required to reserve a lot and is the deposit refundable?
- You can reserve a lot for $10,000 which is refundable for 10 days
- If you decide to proceed with building and we are not notified during the 10 day reservation period the lot becomes “Pending” and we mutually meet with the designer/builder to discuss your new home
- The $10,000 is deposited into Keller Williams escrow account and will be applied towards your lot purchase at closing
- How many acres is Lake Ponemah?
- The main lake is 434 acres with several coves totaling roughly 494 acres with maximum depth of 80' and connects to Tupper & Squaw Lakes
- What materials are used on the outside of the homes?
- Premium vinyl siding will be used. Cottage Coves Association must approve any and all exterior colors prior to installation
- There are 8 approved colors already but more can be added
- Lifetime transferable warranty on shingles and
siding
- Is this a detached condo development?
- No, Cottage Cove is a 22 unit site condo development which means you own the land and all structures on your land, the boat slip and a portion of the common areas
- There will be by-laws and an association
- How loud is Tee-Bonez?
- Tee-Bonez operates an outdoor deck during the summer months only and must shut down the band & outdoor dining area at 11:00pm every night
- The 10' to 12' sound deadening ply wall & planting along the Tee-Bonez lot line should help with the noise
- All homes will be constructed with the latest sound deadening technology to reduce the sound from the railroad tracks & Tee-Bonez. There will also be a berm along the rear lot line with pine trees and other perennial plantings
- How often does the train run?
- According to the Grand Trunk Railroad the tracks are considered active but they do not have a daily published schedule
- Is landscaping included in the home purchase price?
- No, but we do have an agreement with a local landscaper who has offered landscape packages at a discount
- Who is the builder?
- Karl Jasinski is the designer & architect and is local to Fenton. He has designed & built several communities around the Fenton Lakes
- Hartland Developers are the current builders for this project
- We took our inspiration for Cottage Cove from Martha's Vineyard seaside style communities
- What are the lot sizes?
- All lots are approximately 40' x 100'

- Can you buy two lots?
- Yes, you can buy as many lots as you like, but each lot must be used to construct a single family home within the time limits discussed above
- Are there any further phases planned for Cottage Cove?
- Not at this time
- There are only 22 lots currently approved and planned for this private community
- How many acres is Cottage Cove?
- What school system is Cottage Cove in?
- Is there a swimming area?
- There is a swimming area planned for the community in front of the common boardwalk area
- What is planned for the utility poles?
- All utilities will be buried underground
- What is planned for the berm area in front of the railroad tracks?
- This area will be cleaned up and maintained as a common area
- Where is the entrance to Cottage Cove?
- Residents of Cottage Cove will enter off of Ponemah Drive. The Tee-Bonez entrance will be used for construction traffic only and will be closed off when the development is complete
- Can we build a larger home with 4 bedrooms?
- Yes, our largest plan allows for 4 bedrooms and is
almost 2,700 square feet. It features a 1st floor master with 3 bedrooms on the 2nd floor by finishing the bonus room over the garage
- Are out buildings allowed?
- Yes, small exterior shed will be permitted, although the bylaws are not complete the size of the shed has not been determined
- How long are the boat slips?
- The boat slip will accommodate an 18' - 22' boat
- What is the millage rate? What will my taxes be?
- The millage rate for a primary residence homestead is 26.26
- The millage rate for a non primary residence non-homestead property is 46.69
- The property taxes on our average $350,000 home will be between $4,389 and $7,004
